An administrator is a person who is appointed within a building by the general assembly of co-owners to be responsible for the management of the common parts. 
He is in fact the executive body for the association of co-owners that must carry out all legally 
defined actions from the Civil Code art.577-8 § 4 . 

The tasks of a good administrator are based on these 4 pillars:

• Administrative management: Organising and taking minutes of general meetings, supplier 

contracts, archiving documents, rules internal order, control of obligation of suppliers,... 

• Financial management:  carry out transparent accountancy, follow up arrears, clear and timely settlement, split costs according to allocation, follow up payments of damage files, follow up working capital and reserve capital,…
• Technical management: coordination of repair works, urgent interventions, assistance with deliveries, offers, communication with suppliers,…
• Legal management: meticulous follow up legislation and case law on co-ownership, analysis of the statutes of building and the legal entity association of co-owners, starting and following up of recovery procedures, follow up legal disputes,…
